What is a home
inspection?
A home inspection is a technical analysis of the major
components of a house including:
- Roofing
- Plumbing
- Exterior
- Heating
- Air
Conditioning
- Structure
- Electrical
- Interior
- Insulation
A properly written
report will identify the condition, corrective action
(provide, repair, monitor), where to find it in the home
and the time frame in which the action should take
place. Some inspectors will also estimate costs for
repair.
Why have a home
inspection performed?
As a home buyer about to make one of the largest
financial decisions of their life you don't want to have
to worry about the unknowns. A home inspection
will tell you the true condition of the house.
Some of the items
covered during an inspection are:
- What (if any)
structural work is necessary to ensure safety?
- How long before the
roof will need replacement?
- Is the chimney safe
and functional?
- Is the fireplace
safe?
- How long before the
furnace/air conditioning will need replacement?
- Is the electrical
panel properly wired? - any special safety concerns?
- Are the insulation
levels adequate?

How long does it
take?
A typical inspection should take 2 1/2 to 3 hours to
complete, start to finish. This can vary given the
current condition of the home, size, accessibility of
mechanical systems etc.
Do I need to be
present at the time of the inspection?
Yes, it is to the home seller's benefit to be present at
the time of the inspection. Our
job is not just to inspect the property, but also to
educate the potential seller on the condition of the
property, and this can be better achieved if you are
present at the time of the inspection.
Can I follow the
inspector and ask questions as we go?
Yes, it is important for you to understand how
the house works from a technical standpoint. By
attending the inspection, you are able to see the conditions that will be described in the report. It
also allows the inspector to show you what to do in case
of emergency regarding the electrical, plumbing and
furnace. This is the time you will get answers to any concerns about the
property.
Questions are encouraged and
we will
explain things so that you can be more comfortable with
your decision. You will get tips on how to perform basic maintenance on the
furnace, humidifier, water heater, etc.
How do I determine
the condition of the home?
During the course of the inspection, the inspector
will explain the condition of the property. The
inspector will also provide you with the a report
so you can make an informed decision when selling the
property.
What do I get in writing?
A complimentary "Home Reference Manual" is included
with every Avenue Home Inspection. This manual is
the most complete and detailed guide available,
consisting of 400 pages and 160 illustrations,
describing every system of the house, its life
expectancy, and approximate replacement cost. Also
included are specific report forms (9 in total) that
cover every aspect of your home inspection.
